Can I Transfer My Half Interest in a Home to My Girlfriend?

A co-owner to a real property can transfer his or her interest in that property to a third party using a Quitclaim Deed. But be advised that such a step does not remove the original owner from all responsibility.

The transfer of a property by Quitclaim Deed does not terminate any mortgage contract that may exist on the property, nor does such transfer eliminate any obligation that the person making the transfer may have under a loan or note upon which the mortgage is based.

Even after the property is transferred, the property will be subject to the mortgage contract as it was originally written, and the person making the transfer is still obligated on the loan.
