A Quitclaim Deed most certainly can be used to transfer the ownership of property from a named corporation to a new individual owner.
The Deed would be prepared by listing the Corporation as the “Grantor” and the individual as the “Grantee.”
For example, the first paragraph of the deed could read:
Know all Men by these Presents that ACME, Inc., an Ohio corporation (“Grantor”), for the consideration of Ten Dollars ($10.00) received to its full satisfaction, grants to John A. Doe and June R. Smith (“Grantees”), whose tax-mailing address is 521 Main Street, Anytown, Anystate, 55555, for their joint lives, remainder to the survivor of them, the following real property:
The Deed should be signed by an Officer or Director of the Corporation and the person signing should list his or her title after his or her name (e.g. “Robert Smith, President”).
