A Lease Agreement can be drafted to provide for the termination of a tenancy upon the happening of a given event.
The language used within the Lease in such a case should be clear and unambiguous so that it can be enforced through the courts.
However, even if the language of a Lease is clear, a court action for the eviction of a tenant may still be required under State law to enforce the terms of the lease and to restore possession of the premises to the landlord upon a breach of the lease agreement.
So in most states, reclaiming a leased space is not immediate.
