Providing mortgage payments on a property is not the same as revising the Deed for a property, and it is a Deed that designates ownership.
Making any or all of the mortgage payments does not, in and of itself, grant ownership interest in a property; revising the names of the persons listed via Quitclaim Deed changes ownership in a property.
Once the owners of a property die, a Probate proceeding may be required to properly transfer ownership of the property to the beneficiaries listed in the Last Will and Testament (since the owners are no longer alive to sign a Quitclaim Deed).
